
What Has Changed in the Last 12 Months
If you have been watching the market in Kenosha, Milwaukee, Waukesha, or Racine County over the past year, you have probably noticed things feel different than they did this time last year. The shifts are not dramatic, but they are meaningful if you are trying to decide whether now is the right time to sell.
Inventory: Slowly Creeping Up
Over the past 12 months, inventory across southeastern Wisconsin has gradually increased. More sellers have come off the sidelines, and that has given buyers incrementally more to choose from. The market is not flooded by any measure, but the days of a home receiving a dozen offers in the first weekend are less common than they were a year ago.
Waukesha County has seen some of the steadiest demand despite the uptick in listings, largely due to continued buyer interest from people priced out of the Milwaukee metro core. Kenosha County remains attractive to Chicago-area commuters, which has kept demand relatively stable there as well. Milwaukee and Racine counties show more variation by neighborhood and price point, with well-priced properties in good condition still moving at a healthy pace.
Pricing: Mostly Flat, With Pressure at the High End
Median prices across the four counties have remained relatively stable over the past year. Appreciation has slowed considerably compared to earlier in the decade, but there has not been a meaningful pullback in most price ranges. Sellers in entry-level and mid-range price points are still finding buyers without significant concessions, provided the home is priced correctly from the start.
At the higher end of the market, the picture is a bit more complicated. Homes priced above the county median have been sitting longer and, in some cases, requiring reductions before going under contract. If your property falls into that range, pricing strategy matters more now than it did a year ago.
What This Means If You Are Considering Selling
The trend over the past 12 months points toward a market that is gradually rebalancing. Sellers still have a reasonable window, but that window has narrowed somewhat compared to where things stood a year ago. Waiting for conditions to improve significantly may not be the best strategy, particularly if you have a property situation or life circumstance that is already pushing you toward a decision.
If you have a property that no longer fits your life, a financial situation that is moving you toward a sale, or a rental you would rather convert to cash than continue managing, the current conditions still support getting a fair result. The question is not whether the market is perfect. It is whether holding on another six or twelve months actually improves your outcome.

Selling does not have to mean listing on the MLS, completing repairs, scheduling showings, and waiting months for a closing. Depending on your situation, a faster path may make more sense. Or, if your property is in good shape and your timeline allows, a traditional listing through a licensed agent may put more money in your pocket.
